Garage Floor Coating Starts With Grinding, Not Acid
A garage floor coating holds only as well as it grips the concrete. Our diamond grinder takes off the weak top skin and opens the pores so the base coat bites in. Kits use an acid wash instead, which leaves soft residue behind, and that is why so many of them peel.
Once the floor is ground, we fill cracks, pits and saw joints so the surface runs flat from the back wall to the door.
Choosing A Garage Floor Coating System
Most Kingston garage owners pick from three systems. A solid colour base under a clear topcoat is the plainest. A flake epoxy floor adds texture and hides dirt. A polyaspartic floor coating cures quickly and copes with cool days, which makes it a strong pick for October and November jobs.
Wet tires and snowy boots make a gloss finish slick, so we stir a fine grit into the final coat.
What A Coated Garage Costs In Kingston
In Kingston, a garage floor coating for a standard two-car garage costs roughly $2,400 to $6,500, and a single bay costs less. Older garages in Kingscourt or Portsmouth often need extra crack work. Newer ones in Bayridge, Westbrook and Amherstview usually prep faster.
The quote shows the square footage, the coating system and each repair, so nothing is a surprise.
Garage Floor Coating For Detached And Older Garages
Detached garages behind older homes in Portsmouth and Williamsville often have thin slabs that slope, crack and sink toward the door. A garage floor coating can still go down on them. We grind off the high ridges, build up the low corners with an epoxy patching mortar and seal open cracks so water drains out instead of pooling.
Heated workshop garages are a different case. They stay warm all winter, so epoxy cures well in them in any month, and we can book those jobs between December and March when the schedule has more room.
A Coated Garage Needs Little Care In Winter
A coated garage floor needs very little care. Push meltwater out the door with a floor squeegee every few days in the snowy months. In April, rinse off the season's salt film with a hose and a mild soap, and the floor looks the way it did on install day.
A garage floor coating also makes spring cleaning faster. Leaf litter, sand and grass clippings sweep straight off a coated slab.
